Finding the property, with Fresh Start Advisory
You still need a property, and eight days is not long. Fresh Start Advisory
are the buyers agents we trust with our own clients, and they are working inside this window
right now. Leave your details and Rob will introduce you to Bodhi Pearce personally, today.
What you should know before you decide
- You can absolutely do this yourself. Plenty of people do, and there is no obligation here.
- They buy for long term growth, and they stand behind it with guarantees, including
growth in the first year and try before you buy.
- Their fees and their guarantees are theirs to explain to you directly.
Being straight with you: Rob can make the introduction, but he cannot advise
you on Fresh Start Advisory or on any property. An introduction is not a recommendation, and
if you engage them they pay him a referral fee. It costs you nothing extra, and you should
hear it from him rather than find out later.
Buying residential property in your SMSF ends this week
From 10 August, super funds can no longer borrow against residential property.
A property bought for your retirement is the last thing to rush, so this is not a sales push:
it is simply the last week in which the choice is still yours to make.
What the deadline actually means
- In by the 10th: a signed contract of sale. That is the trigger.
- Not needed by the 10th: your finance approved, settlement, tenants, or every last document. The fund itself may not need to be fully established either, though check that with your accountant.
- Not affected: commercial property, shares and every other SMSF investment. Improving a property with the fund's own money is also unaffected, as long as there is no borrowing.
Setting the structure up is close to $4,000: a company to act as trustee of the
fund, the SMSF deed, the bare trust deed, and a second company to act as trustee of the bare
trust. At least $1,500 of that is ASIC registration fees paid straight through before the
accountant earns a cent. After that come the ongoing costs of running a fund, annual
company review fees of a few hundred dollars, plus the fund's tax return and audit each year.
Which is exactly why this does not suit everyone.
Put your hand up
Thirty seconds. Kieran Sheehan, the accountant who sets these up faster than anyone
we have ever worked with, and Rob will take it from there.

Nothing has been sent to anyone yet. All that has happened
is Rob now knows you might like a chat with a buyers agent. If you still want to, he will
write the introduction to Bodhi Pearce at Fresh Start Advisory himself and copy you in, so
you can see exactly what was said. In the meantime their info pack covers how they work and
the three guarantees, try before you buy, 10% growth in year one, tenanted within 30 days.
